Central Avenue Business Park rules
Trash: Any trash containers provided are for Business Park generated, office type trash only, please do not bring your home trash. No wood, metal or industrial trash. Large pieces of wood give the garbage truck issues. Please bust card board boxes down. Businesses that generate a significant amount of trash on a regular basis are expected to contract for their own dumpster. If you wish to get you own dumpster contact Business Park management to get a location approved for its placement.
Do not dispose of any hazardous materials, tires or other items not normally disposed of in the landfill.
Outside storage: No items may be stored outside of your leased space. Licensed vehicles in running condition may be left in assigned parking areas when not in use. If your business requires spaces to store vehicles used in conjunction with your business contact the Business Park management and we will try to assign space to accommodate your needs. If you have short term outside storage requirements you can also check with us to see if it can be accommodated but our intent is to maintain a neat and clean environment for all to enjoy.
Vehicle parking: Only road legal vehicles in current use may be parked outside. If you have an issue with where to park your vehicle please contact us so we can assign a space that does not conflict with other Business Park users. We reserve the right to determine what is a reasonable number of vehicles for a tenant if that becomes an issue. Long term outside storage is not allowed. If you have vehicles you wish to store outside please contact Business Park management and we will check with the city to determine if we can accommodate your use.
Noise, fumes and dust: Excess noise, fumes and dust are not allowed. Due to our location next to a golf course and residential areas our conditional use permit was intended for uses compatible with this
environment. Carpentry, equipment repair, construction contractor operations can operate out of this facility with proper use of dust collectors, fume traps if needed and the use of common sense. We want all of the tenants to be able to enjoy the use of this facility and be good neighbors.
Common Areas: Any common areas are for the use of all the Business park tenants and are not to be used for business purposes. Any restrooms are not to be used to clean parts or dishes. They are intended for typical public restroom use by Business Park tenants and their guests. Use of any green
spaces for anything other than normal day to day activities requires prior approval from the Business Park management.
Electrical use: Any leases without dedicated customer electrical meters are restricted to overhead lights provided. If you wish to run additional electrical appliances please contact us to and we will see what can be arranged.
Repairs or modifications to structures: If repairs are needed please let us know immediately. Tenant may accomplish emergency repairs to secure their leased area but must notify Business Park
management as soon as practical so we can make permanent repairs if needed. No other repairs or modifications are allowed without Business Park approval.
No tenant can live in their rented unit, full time or part time.
