Central Avenue Business Park rules
No tenant can live in their rented unit for any period of time.
Trash: Any trash containers provided are for Business-Park-generated, office-type trash only. No wood, metal, Industrial, or trash from home. Please break down cardboard boxes before placing them in the receptacle . Businesses that generate a significant amount of trash on a regular basis are expected to contract for their own dumpster. If you wish to get you own dumpster, contact Business Park management to get a location approved for its placement.
Do not dispose of any hazardous materials, tires, or other items not normally disposed of in the landfill.
Outside storage: No items may be stored outside of your leased space. Licensed vehicles in running condition may be left in assigned parking areas when not in use. If your business requires spaces to store vehicles used in conjunction with your business, contact the Business Park management, and we will try to assign space to accommodate your needs. If you have short-term outside storage requirements, check with Business Park management to see if it can be accommodated. Our intent is to maintain a neat and clean environment for all tenants.
Vehicle parking: Only road legal vehicles in current use may be parked outside. If you have an issue with where to park your vehicle please contact us so we can assign a space that does not conflict with other Business Park users. We reserve the right to determine what is a reasonable number of vehicles for a tenant if that becomes an issue. Long term outside storage is not allowed. If you have vehicles you wish to store outside please contact Business Park management and we will check with the city to determine if we can accommodate your use.
Noise, fumes, and dust: Excess noise, fumes, and dust are not allowed. Due to our location next to the golf course and residential areas, our conditional-use permit was intended for uses compatible with this environment. No carpentry, equipment repair, construction and/or contractor operations can operate out of this facility with proper use of dust collectors, fume traps (if needed), and the use of common sense. We want to be good neighbors and for all tenants to enjoy the use of this facility.
Common Areas: Any common areas are for the use of all Business Park tenants, and are not to be used for business purposes. They are intended for typical, public restroom use by Business Park tenants and their guests only. Use of any green spaces for anything other than normal day-to-day activities requires prior approval from the Business Park management.
Electrical use: Any leases without dedicated customer electrical meters are restricted to the overhead lights provided. If you wish to run additional electrical appliances, please contact us to see what can be arranged.
Repairs or modifications to structures: If repairs are needed, please let us know immediately. Tenants may perform emergency repairs to secure their leased area, but must notify Business Park management as soon as practical so we can make permanent repairs if needed. No other repairs or modifications are allowed without Business Park approval.
